Website, presentations, marketing material updated. Project should be done in 4 weeks. Fire sprinklers and plumbing nearly complete. Smart Technology being integrated (video doorbell, virtual doorman, nest climate control, automated blinds, irrigation). Speaker wires set up for Bose Surround sound system, coaxial and ethernet as well. Goal is to finish MEP to sheetrock to get second phase funding. Fireplace restoration complete. Brick pointing and exposed brick walls resurfaced. We found an excellent antique fireplace and mantel to match the quality and character of the home. Pictures attached under the Quincy section. New gas meter installed and gas company established. Facade nearly complete, scaffolding to be taken down shortly. Our latest project, 1523 N Doheny, Dr, Los Angeles is already funded and well on the way to becoming a great investment, with already 2MM in equity and just closed in June! Purchase was just over 2MM and appraisals are over 5MM for current value. Future value is well into the 11MM range with less than 3MM in renovation. Demo has commenced. Floor plans and renderings completed and finalizing engineering. Windows, door sizes and skylights are finalized, hence we have sent it to Title24 to start that process. It’s a challenging CIVIL and STRUCTURAL calculations, hence we are still working back and forth finessing both our plans and sections to meet what the engineer needs and the engineering is finessing his calculation to meet all the openings we require. The floor plans have been nearly finalized. Waiting to close and get asbestos report. Then we can file with DOB. Concept on uploaded onto website. The unique thing about this project is being an Alt-2, which is a 2-family so we can go through a self-certification process which shaves months of the DOB Process.
